Lochbuie Station Residential Metroplitan District (“District”)
As we move into fall and school season, we want to share a few important community updates and reminders. Thank you for helping us keep our neighborhood a great place to live. Community Maintenance Update 🌿
Our landscaping team has been busy keeping the neighborhood looking its best. Recent projects include:
- Repaired and adjusted sprinkler heads through out the neighborhood
- Removal of the posts for the mature trees
- Spraying for weeds along all walking path
Residential Improvement Guidelines
To help homeowners plan landscaping and home projects, the Lochbuie Station Residential Metropolitan District has established Residential Improvement Guidelines.
Under the community’s Covenants and Restrictions, any construction, alteration, or major landscaping change requires prior approval from the Board of Directors or the Architectural Review Committee (ARC). This includes:
- Changes to existing landscaping or final grade
- Installation of accessory buildings, patios, decks, pools, or hot tubs
- Demolition or removal of any structure
- Exterior paint color changes
To simplify the process, the ARC is preparing a list of pre-approved designs and identifying certain minor improvements that will not need formal approval.
🎃 Seasonal Decorations Reminder Holiday and seasonal decorations are welcome in our community! No approval is needed when decorations are installed on your own lot, as long as they follow community standards and are removed within 30 days after the holiday.
🌱 Completion of Landscaping. Landscaping must be completed no later than six (6) months from the closing with the exception of closings that occur between April 1 and October 1. Owners with closings that occur between April 1 and October 1 shall be required to complete landscaping before the following October 1.
📦📦 Additions and Expansions. Approval is required. Additions or expansions must be constructed of wood, Masonite, glass, brick, stone, or other material resembling the material used in construction of the exterior of the home. The design must be the same or generally recognized as a complimentary architectural style and meet all design guidelines as may be applicable. Colors must be the same as that of the residence.
🍔 Barbecue/Gas Grills. All barbecue grills, smokers, etc. must be maintained in the rear yard or within an enclosed structure, not visible from the front of the home.
♻️ Compost. Approval is required. Container must not be immediately visible to adjacent properties and odor must be controlled. Underground composting is not allowed.
