Welcome to Lochbuie Station Residential Metropolitan District (the “District”). This site contains information about the District, contact information for District management, meeting schedules and access to District documents.
The District was created in 2018 and operates under a Service Plan approved by the Board of Trustees of the Town of Lochbuie, Colorado. The District financed the construction of all of the public improvements within its boundaries, including the streets, sidewalks, storm drains, water and sewer mains, and park and open spaces. The District is authorized to issue $5,700,000 in debt and that full amount was issued to pay for the completed public improvements. Revenue from ad valorem property taxes is used to re-pay the debt, provided that the debt mill levy shall not exceed 50.000 mills (subject to legislative or constitutional adjustments) until the ratio of debt to assessed valuation falls below 50%. In addition to financing the public improvements, the District is responsible for providing: (1) operations and maintenance services, including landscape maintenance of and snow removal from the public tracts and open spaces within its boundaries, covenant enforcement, and architectural review; as well as (2) administrative services required to maintain the District’s financial and statutory compliance with applicable laws.
