Welcome back to our neighborhood newsletter! Community Maintenance Update 🌿

Our landscaping contractor, Valor Landscaping, has been busy keeping our community beautiful. The following services have been provided:

·         Mowing: Crews have completed mowing and removed all native grass.

·         Weekly Maintenance (Thursdays): Our team is on site every Thursday for routine upkeep. This week, the focus has been on spraying weeds throught the District.

 Friendly Reminders:

Trash & Recycling Cans ♻️  A friendly reminder that trash may be placed on the street for pickup after 5:00 a.m. on the day of collection. Please remember to properly store your trash containers by the evening of pickup to help keep our neighborhood looking its best.

 ARC Approval 📋The Residential Improvement Guidelines are here to help Lochbuie Station homeowners with landscaping and home improvement projects. Before starting most outdoor projects—like changing your landscaping, altering the grade of your yard, adding a patio, deck, pool, hot tub, you’ll need to get approval from the Board of Directors or the Architectural Review Committee (ARC). You can find these guidlines and form to fill out on the website under ARC Guidelines.

Landscaping Reminder 🌳 To help keep our neighborhood looking its best, landscaping should be completed within six months of closing. For homes that close between April 1 and October 1, landscaping needs to be finished by October 1 of the same year.

Weed & Yard Care Reminder 🍂
As we head into late summer, please remember to keep front yards tidy by pulling weeds, trimming overgrowth, and maintaining landscaping. A little upkeep goes a long way in keeping our neighborhood looking welcoming and well-cared for!

Holiday Lights Reminder ✨
We all enjoy festive holiday lights during the season, but please remember they should be taken down once the holidays have passed. If you still have Christmas lights up from last year, we kindly ask that they be removed to help keep our neighborhood looking tidy year-round.

Driveway Reminder 🚗
Driveways must remain as originally constructed. Changes or additions—such as widening or adding a pull-off area—are not permitted.

Street Parking 🚗 Please use driveways/garages when possible; only operable vehicles with current tags may be parked on the street.

Air Conditioning Equipment ❄️
All air conditioning units, swamp coolers, and attic ventilators require prior approval. Rooftop or window-mounted units are not allowed. Ground or wall units should be screened with materials or plants that match the home and installed to minimize street visibility and noise for neighbors.
