 Community Maintenance Update 🌿 

  • Valor has been keeping up with winter watering
  • Valor has been keeping up with emptying with pet stations & trash cans
  • Valor has been keeping up with their walk/drive through the district and picking up any large trash or tumbleweeds that blow through

REMINDERS!

💩 Please Pick Up After Your Pets 🐾

We’ve received several reports of pet waste being left in common areas, particularly in parks and open spaces. As a reminder, all residents are required to clean up after their dogs immediately and dispose of waste properly.

Pet waste is not only unpleasant, but it can also create health and environmental concerns for neighbors, children, and wildlife. Let’s work together to keep our community clean, safe, and enjoyable for everyone.

🔧 Working on Vehicles in Driveways

We’ve received several reports of residents performing vehicle maintenance, such as oil changes, in driveways and on the street.

Please be reminded that pursuant to Section 3.6 (Miscellaneous Improvements), Article 3.7.2 of the District’s Covenants and Restrictions, certain vehicle repairs and maintenance activities are prohibited within the community.

These restrictions are in place to maintain the appearance of the neighborhood and to prevent potential environmental concerns, such as oil or fluid spills. We appreciate everyone’s cooperation in helping keep our community clean and well maintained.

No activity, including maintenance, repair, rebuilding, dismantling, repainting or servicing of any kind of vehicles, trailers or boats, may be performed or conducted in the Property unless it is done within completely enclosed structure(s) which screen the sight and sound of the activity from the street and from adjoining property. Any Owner or other Person undertaking any such activities shall be solely responsible for, and assumes allrisksof,such activities, including adoption and utilization of any and all necessary safety measures, precautions and ventilation. However, the foregoing restrictions do not prevent washing and polishing of any motor vehicle, boat, trailer,motor-driven cycle, or other vehicle on a Unit, together with those activities normally incident and necessary to such washing and polishing. 

🌱 Spring Is Almost Here – Time to Tackle Weeds!

 It’s time to start thinking about lawn care and weed control. As we head into spring, please remember that homeowners are responsible for maintaining their yards, including removing weeds from landscaping, rock beds, and along sidewalks and fences.

Early prevention makes a big difference! Addressing weeds now helps keep your property looking its best and prevents them from spreading throughout the neighborhood.

🎄Seasonal Decorations Reminder Holiday and seasonal decorations are welcome in our community! No approval is needed when decorations are installed on your own lot, as long as they follow community standards and are removed within 30 days after the holiday.

🚙 Parking on the Streets The Metro District and the Town of Lochbuie are encouraging residents who have concerns about street parking to contact the police department to ensure a timely response.

Design Guidelines Update – New Modification

2.23     Driveways (Revised 01/26). The width of driveways may be extended by not more than three (3) feet toward the lot line, provided that the extension: (i) doesn’t impede drainage; (ii) is constructed using concrete to match the existing driveway; and (iii) does not result in the removal of front lawn or turf landscaping.  Residents are advised that any driveway extensions over utility easements are subject to removal by the utility provider, with or without notice to the property owner.  Requests for driveway extensions greater than three (3) feet will not be approved.

Please Note that they driveway extensions still need to get approved by the committee
